Welcome! We have a Great Vacation for you! IMPORTANT POLICIES AND INFORMATION. NO SMOKING or PETS, PLEASE.
ADVANCE DEPOSIT and BALANCE DUE: 1. Within 14 days, 25% of the rental rate is due. 2. Balance of rent, miscellaneous fees, applicable taxes and insurance, if elected, are due: 30 days before arrival date for stay of one month or less, 60 days before arrival for stays of more than a month.
CANCELLATION: Must be made in writing at least 90 days prior to scheduled arrival date and the advance rent will be refunded minus a $100.00 cancellation fee. Within 90 days prior to arrival, a refund may be issued minus a $100.00 cancellation fee should we be able to re-book the unit for the full term and rate.
OPTIONAL LODGING INSURANCE: You (US citizens and Canadians only) can choose an optional lodging insurance at a nominal fee. This covers unforeseen illnesses, injuries, and other unexpected reasons for trip interruption and/or cancellation including hurricane evacuations. PEACE OF MIND DAMAGE WAIVER: Guests are responsible for any damages that happen during occupancy. So, for your peace of mind and protection, we offer and include a damage waiver instead of a security deposit. This covers you against reported accidental damage to the property and its contents up to $1,000. This does not cover willful, unreported damage or, negligent activities resulting in damage. Some properties may require additional deposits.
UTILITIES (HOME RENTALS ONLY): Guests are responsible for electric/gas charges in excess of $5.00 per day, each.
MAINTENANCE AND CLEANING: We will clean the unit before you arrive and after you depart. Guests should maintain the premises during their stay. You agree to pay nominal charges for excess laundry of more than the last day’s linens or any excess cleaning.
TELEPHONE CALLS: All long distance calls must be made by credit card or telephone calling card. Local and toll-free calls are complimentary.
CONDO RULES: Guests must abide by all condominium rules. You must register with the condominium manager upon arrival. Some condos require an application or separate fees which you pay directly to the condo association management.
FURNISHINGS: All units are individually owned and decorated. The style, quality of furnishings and color scheme of the unit may vary according to the individual owner’s taste. Neither the agent nor the owner shall be responsible for providing any additional furnishings or equipment not presently available in the unit.
REPAIRS: Occasionally, appliances (A/C, TV, etc.) malfunction. Notify our office immediately when you find an item that needs repair or maintenance. We will happily correct the problem as soon as practical during normal business hours. There can be no refunds, offsets, or deductions, however. Other than “normal wear and tear”, you are responsible and liable for damage to the property or its contents.
PETS: We do love pets, too, but must inform you that pets will not be allowed except at pet friendly homes only! There is an additional fee as well. Violations are grounds for immediate termination of your rental with NO REFUND.
RIGHT OF ACCESS DURING RENTAL: Agent, owner, and/or their assignees reserve and retain a right of access to the rental premises during your occupancy for purposes of repairs, inspections, and showings. For showings, we normally give you a 24-hour advance notice. You do not need to be present for showings.
HOLD HARMLESS AND INDEMNITY: Agent and/or owner of rental unit shall not be liable for any damage and/or injury to any guest or their personal property. Guest agrees to indemnify owner for any damages beyond the damage waiver limit to the condo or home grounds, furnishings, equipment, and household items therein, excluding normal wear and tear, which occur during guest’s occupancy period. Guest agrees to hold agent and/or owner(s) harmless against any claim(s) for damage and/or injury.
COMPARABLE ACCOMMODATIONS OR REFUND: From time to time, owners place their unit on the market for sale or remove the unit from our rental management. We reserve the right to provide either substitute comparable accommodations for the same period without liability for breach of contract or provide a full refund, which will operate as a mutual release from this rental agreement.
CLOSET(S) and ROOM(S): Owners may elect to have closet(s) and/or room(s) locked for their personal belongings. Such areas are not included in this rental.
HORIZONS RENTALS is an agent of numerous owners, and may retain any interest earned on funds paid.
CHECK IN, CHECK OUT TIMES: Please check in after 3:00 p.m., and check out prior to 10:00 a.m.
OCCUPANCY: Maximum occupancy includes adults and children, including infants. Occupancy is an overnight stay at the unit premises. Exceeding maximum occupancy is cause for removal from the premises and forfeiture of monies paid without refund. 661 S.
